The rules for using RoomSwap to find, match, and arrange a student room swap.

1. About these terms
These terms describe how you may use RoomSwap ("the platform", "we", "us"), a marketplace that helps students in the Netherlands match with one another to swap their rented rooms. By creating an account or using the platform you agree to these terms. If you do not agree, please do not use RoomSwap.
2. Who can use RoomSwap
- You must be at least 18 years old and legally able to enter into agreements.
- You must provide accurate information about yourself and your room.
- You are responsible for keeping your account credentials confidential.
3. What RoomSwap is — and is not
RoomSwap is an introduction and coordination tool. We help two students discover one another and organise a swap. We are not a landlord, letting agent, or party to your tenancy. Any room swap remains subject to your own rental contract and your landlord's or housing provider's permission. You are responsible for obtaining any consent your lease requires before swapping.
4. Listings and conduct
- List only rooms you are entitled to offer, with honest descriptions and photos.
- Do not post unlawful, misleading, discriminatory, or harmful content.
- Treat other members respectfully in chat and during any swap arrangement.
- We may remove listings or suspend accounts that breach these terms.
5. Payments and escrow (placeholder)
RoomSwap may offer a deposit or escrow feature to help coordinate a swap. In the current build this flow is a demonstration ("mock") and does not move real money. Any future real-money handling, fees, refunds, and dispute terms will be set out clearly before such a feature goes live and must be reviewed by counsel and a licensed payment provider.
6. Fees
Where a service fee applies, the amount is shown before you confirm. We do not charge agency-style commissions on rent.
7. Your content and licence
You keep ownership of the content you upload (text, photos). You grant RoomSwap a limited licence to host and display that content so the platform can function. You can remove your listings at any time.
8. Liability
RoomSwap is provided "as is". To the extent permitted by law, we are not liable for the conduct of other members, the condition of any room, or the outcome of any swap arranged through the platform. Nothing in these terms limits liability that cannot be limited under Dutch or EU law.
9. Termination
You may close your account at any time. We may suspend or end access where these terms are breached or where required to protect members or comply with the law.
10. Changes
We may update these terms. Material changes will be communicated in advance, and the "last updated" date above will change.
